Grey Oaks Country Club: Membership, Fees and How to Join

Grey Oaks Country Club is a private, equity golf and country club in Naples, Florida, with three 18-hole courses and 54 holes: the Pine (Lloyd Clifton, renovated by Andrew Green in 2023), the Palm (Clifton, Ezell & Clifton, redesigned by Tim Liddy in 2018) and the Estuary (Bob Cupp, redesigned by Liddy in 2017). You do not have to live there to join, though a draft club guide posted in July 2025 said new property owners must purchase at least a Sports Membership upon closing. The Apex Team lists Golf initiation at $375,000 and annual dues at $32,584, both undated; that July 2025 draft showed a $300,000 joining fee and $31,135 in annual charges, and the club’s 2026 guide prints no fees. Joe Belz + Apex Team help buyers work out which club fits and then where to live.

The golf at Grey Oaks Country Club

The first phase of Grey Oaks opened on January 29, 1993, with an 18-hole Lloyd Clifton course, a clubhouse and custom estate homes, on about 1,600 acres the Collier family had owned since the early 1900s, Golf Course News reported that April. Collier County puts the development at about 1,601 acres. Fifty-four holes were already planned in 1993, and the club’s timeline shows them arriving in stages.

The Pine is the longest of the three. Andrew Green began work in February 2023, finished construction that summer, and the club unveiled the course in November 2023 at a stated cost of $15 million. The club’s plan called for keeping the hole sequence and layout, adding tees, reducing total bunker area, widening fairways, enlarging greens, adding drainage and replacing the entire irrigation system. Green also designed the short game area enhancements completed in 2022.

The Palm shares the east side of the property with the Pine. Its holes run past lagoons, bulk-headed island greens, white sand beaches and a tiered rock waterfall.

The Estuary sits on the west side of Airport-Pulling Road with its own clubhouse. The club’s 2026-2027 Platinum Clubs of the World presentation, posted in September 2025, said Andrew Green was working on plans for a redesign of the Estuary, so ask the club where that stands.

On May 13, 2025, Grey Oaks hosted a U.S. Women’s Open qualifier with the Florida State Golf Association, played on the Pine by 78 players. The club’s senior director of golf told WGCU it had not hosted a USGA qualifier before. The National Golf Course Owners Association named the Estuary its 2005 Florida Course of the Year, and the club’s September 2025 presentation says Club Leaders Forum has recognized it as a Platinum Club of America.

How membership at Grey Oaks Country Club works

The club’s 2026 Membership Guide lists three products, and its website lists Golf and Sports in Resident and Non-Resident forms.

  • Equity Golf Membership: unlimited year-round golf on all three courses, plus full access to club and social amenities.
  • Equity Sports Membership: all social aspects of the club, plus unlimited golf from May through October. On-course golf is not included from November through April.
  • Non-Equity Golf Joining Waitlist: available only to Equity Sports Members. It holds a position in line for Equity Golf, keeps Sports privileges and adds Limited Golf from November through April.

Buying a home and membership. A draft of the club’s membership guide, posted in July 2025, said the Grey Oaks and Estuary Property Owners’ Association voted and approved a Community Membership Policy, which “requires all new property owners to purchase at minimum a Sports Membership upon closing of their new home.” It asked buyers to contact the membership office at least 30 days before closing. The club’s February 2026 guide does not include that page, so ask the membership office whether the policy applies before you make an offer.

Golf and the waitlist. The same draft described “a full Golf Membership of approximately 780 dues paying Members,” so new members who wanted Golf had to buy a Sports Membership along with the waitlist. Limited Golf then gave four rounds per member per month, unlimited one-day-in-advance or same-day tee times after 1:00 p.m., and rounds at half the guest fee, with no invitationals, member-member events or club championships. The amount due at upgrade was half the Equity Golf joining contribution at acquisition, plus half of any later increase.

Waitlist order. The draft said “Residents of the Grey Oaks and Estuary communities will take priority on the waitlist to upgrade.” A member who reached the top could pass once and move to the bottom; passing a second time meant a move to Equity Sports with no refund. The club does not publish how long the wait runs.

How you join. The draft said “All new applicants must apply and be approved for membership and pay the corresponding contributions in full.” The club does not publish a sponsorship requirement. The draft’s schedule gave Resident fees only, so ask what a Non-Resident pays and whether that category is open.

Refunds. The July 2025 draft called both joining fees non-refundable. Golf was a $150,000 membership contribution plus a $150,000 capital contribution; Sports was $30,000 plus $95,000.

What changed recently. The Golf joining fee was $200,000 in the club’s early 2022 plan and $300,000 in the draft guide posted in July 2025. The club’s February 2026 guide has no fee pages. The Bellavista contribution follows the club’s December 2024 purchase of Bellavista at Vanderbilt Way, a 48-unit apartment complex for staff housing.

Where to live if you join Grey Oaks Country Club

Inside the club. Collier County places the Grey Oaks development at the northeast, northwest and southeast quadrants of Airport-Pulling Road and Golden Gate Parkway, and the Grey Oaks and Estuary communities sit on both sides of Airport-Pulling Road. The Grey Oaks and Estuary neighborhood page covers the area. The county’s January 2022 planned development list shows 1,775 total residential units, 464 of them in the part of Grey Oaks inside the City of Naples. Homes range from villas to estate homes, and condominiums are listed too.

West of 41. Many of Joe’s clients live in one neighborhood and belong to a club in another. In his words: “Live in the best locations and drive to a private golf club is what they do.” Two county roads run from US 41 to Airport-Pulling Road, across Goodlette-Frank Road. Golden Gate Parkway (County Road 886) is the southern route, toward Olde Naples, Coquina Sands and The Moorings. Pine Ridge Road (County Road 896) is the northern route, toward Pelican Bay and Pine Ridge. Park Shore sits between them.

Your address and the waitlist. The draft club guide posted in July 2025 gave residents priority on the Golf upgrade waitlist, so a member living west of 41 should ask how that works today before choosing.

What Joe Belz says about Grey Oaks Country Club

Joe separates clubs from communities. In his words, “many are golf clubs only, are private and do not have homes on the courses. They are not part of a community. Grey Oaks is a golf and country club community.”

His own club is Olde Florida, where he has been a member since May 2021. His Compass profile shows closed sales of 46 in Olde Naples, 25 in The Moorings, 18 in Pelican Bay, 13 in Coquina Sands and 12 in Park Shore as of October 2026, and “most of my clients are golfers.” Across Naples, he says, “5 year + waitlists are common.” His description of the work: “We help people navigate which club and then where to live.”
